EICR and PAT testing are both important parts of electrical safety — but they test completely different things. Confusing the two is a common mistake that can leave landlords and business owners with gaps in their compliance.
What Does an EICR Test?
An EICR tests the fixed electrical installation in a building — the wiring, consumer unit, sockets, switches, earthing and bonding. It does not test any portable appliances or equipment.
What Does PAT Testing Cover?
PAT testing tests individual portable electrical appliances — kettles, computers, extension leads, power tools. It checks that the appliance itself is safe to use. PAT testing does not assess the fixed wiring or consumer unit in any way.
Do Landlords Need Both?
For residential landlords, an EICR is a legal requirement every 5 years. PAT testing of appliances provided with the tenancy is not a legal requirement for residential landlords, but is strongly recommended as best practice.
How Often Should Each Be Done?
EICR: Every 5 years for rental properties; every 10 years for owner-occupied homes; every 3-5 years for commercial premises. PAT Testing: Annually for most commercial environments; every 1-2 years for low-risk offices.
